LCISD is one of the fastest-growing districts in Texas and rezones fairly often, so always verify your exact address on LCISD's SchoolSearch tool before relying on this for a specific home.
Is Summer Lakes inside Rosenberg city limits?
No. Summer Lakes carries a Rosenberg, TX 77469 mailing address, but it's an unincorporated community in Fort Bend County. That means the Fort Bend County Sheriff's Office (not Rosenberg PD) holds primary law-enforcement jurisdiction, and the City of Rosenberg's own municipal trash service doesn't apply here.
Is there an HOA, and what does it cover?
Yes — the Summer Lakes Homeowners Association is mandatory, currently managed by RealManage. It handles deed restrictions, assessments, common areas, amenities, and architectural approval. Water and wastewater service is separate, provided by Fort Bend County MUD No. 144.
Which builders built homes in Summer Lakes?

Where can I find MUD 144's board meeting agendas?
The City of Rosenberg hosts Fort Bend County MUD No. 144's official board postings in its own Agenda Center, under the category named for Summer Lakes, Summer Park, and Waterford Park. As of August 2026 we haven't been able to independently confirm the MUD's own direct operator/contact line beyond this agenda center — check a recent water bill or an agenda posting for that.
